CONVEYANCING - £249 + VAT SALE and £249 + VAT PURCHASE

  1. The Fee quoted is for a standard Freehold Sale or Purchase.  Where there is a defect in title or the transaction becomes complicated further legal fees will be discussed with you before any additional work is undertaken.  Any additional fees charged will be payable immediately and will be non refundable.  Additional fees will only ever be charged where there is a valid reason to do so.  We will always endeavour to maintain the existing fee.
  2. Additional costs may be payable for any additional bank transfer fees not already quoted (£34 + VAT per transfer) and electronic identification checks at £10 + VAT per name.  These are professional legal fees charged by the firm and are not disbursements
  3. Disbursements not known at the outset may be payable. 
  4. Where there is a standard mortgage to deal with and we are instructed by the lender then we will NOT charge any additional fees
  5. A sale is one transaction and a purchase is one transaction.
  6. On receipt of your instruction we are obliged to send to you a confirmation of instructions and solicitors terms and conditions of business letter which are in a standard form and will confirm the same fees included on this site.  This is merely a procedural requirement of our regulatory body.
  7. You are required to make a payment on account of £50 for a sale transaction and £250 for a purchase transaction to cover any initial disbursements or fees and this payment will be taken from you by cheque or from your debit card details when returning the signed paperwork to be sent to you with 24 hours of instruction.
  8. Whether the matter does not proceed to an exchange of contracts then we will NOT charge and legal fees.  You will however be liable to pay for any disbursements already paid out and also be liable to pay for the professional legal charges we make for electronic identification checks.

HIP and CONVEYANCING- £479 + VAT

  2. For Leasehold/Commonhold Properties add £200 + VAT
  3. £249 + VAT required upfront and is non refundable should you not use our conveyancing service. The balance will be collected on completion
  4. Additional legal costs will be payable for any additional bank transfer fees not already quoted (£34 + VAT per transfer) and electronic Identification checks at £10 + VAT per name.  These are professional legal fees charged by the firm and are not disbursements. 
  5. A disbursement of £5 is likely for all freehold sale transactions to cover the cost of any copy conveyances referred to in the title deeds
  6. Where there is a mortgage to deal with we will do this included within the Legal Fee
  7.
